January’s finalized data reported the typical value of a home in the county to be $217,500—up 7.41% over the previous 12 months. Lackawanna County had 148 new listings and 162 listings that went under contract in January, decreasing the area’s total available inventory to 329—down 9.62% from the previous month. Inventory is projected to have further decreased in February.
Of those 329 active listings, 25.84% reduced their price in the month of January. The median listing price for homes in Lackawanna County grew 11.07% from December to January, bringing the current median listing price to $255,450. Based on projected data for February, listing prices may continue to grow.

In January 2026, the median time for a listed property to go pending was 34 days, compared to 40 days in January 2025.
