Inventory in Washington County has been edging up, with active listings rising about 3% month over month and nearly 7% compared with last year to reach 927 homes. Even with more choices, contract activity is solid, as homes sold jumped about 32% from April and are up more than 8% year over year, while pending sales also increased from the prior month.

Pricing is showing mixed signals in response to this activity. The typical home value is up roughly 6% from a year ago, yet the median list price has fallen nearly 14% over the same period, suggesting sellers may be adjusting expectations to meet buyers in the middle.

Homes are moving a bit faster than earlier in the year, with median days on market dipping to 50 days and months of supply tightening to 3.7, still above Pennsylvania’s 2.9 months but lower than just a month prior.
