Washington’s rolling three-month data through May 2026 shows prices easing compared with a year ago. The typical home value is down about 6% year over year, while the median list price is roughly flat. At the same time, inventory has grown, with active listings up about 5% from last year, and months of supply has more than doubled to around five months.

Looking at recent activity, new listings have risen sharply, up more than 35% year over year in this rolling period, signaling more options for buyers. Pending sales, however, are down more than 20% from a year ago, suggesting demand has cooled relative to the increase in supply. Homes are still taking time to sell, with a median of about 50 days on the market in the latest period.

Even with softer prices, sellers are seeing some strength, with about 20% of homes selling above list and the average sale-to-list ratio near 96%. The market gauge still leans toward sellers, but higher supply and slower contract activity give buyers more room to negotiate than in past years.
