Washington’s rolling three-month numbers point to softer prices than a year ago, with typical home values down about 5 percent year over year. At the same time, the median list price is up nearly 12 percent from last year, showing sellers are still aiming higher even as sale prices ease. Homes are taking much longer to sell than a year ago, with median days on market up sharply and now around 79 days.

Inventory has expanded noticeably, with active listings up about 7 percent from last year and months of supply jumping to 5.6, more than doubling year over year. Even with this added supply, Washington is still characterized as a seller’s market, but the balance is less tilted than before. Fewer homes are selling above list than a year ago, and the average sale-to-list ratio has edged slightly lower, reinforcing that buyers have more room to negotiate.

Looking at recent activity, about 28 homes sold and 45 new listings came on the market in the latest rolling period, showing fresh options even as closed sales are nearly 19 percent lower year over year. Pending sales are also down compared with last year, suggesting buyers are being selective despite a broader range of choices.
