Cumberland’s rolling three-month numbers through May 2026 show home values continuing to climb compared with a year ago. The typical home value is up about 9% year over year, while the median list price has risen around 5%. Inventory has grown as well, with active listings up nearly 20% from the same period last year.

In the latest rolling window, sellers are still getting strong results, with about 54% of homes selling above list price and an average sale-to-list ratio just over 102%. Homes are taking longer to sell than a year ago, though, with median days on market up sharply year over year to about three weeks.

More options are coming on the market, as new listings are up nearly 12% annually and months of supply has increased to 2.3, a roughly 65% jump from last year’s tighter conditions. Even with that added supply, demand remains solid, with pending sales up about 8% year over year and nearly two-thirds of homes going off the market within two weeks. This mix of rising prices, stronger inventory, and steady demand reflects a seller’s market that still offers buyers more choice than in recent years.
