Franklin’s rolling three-month housing snapshot through May 2026 shows momentum picking up as the spring market unfolds, with median list prices jumping more than 6% from the prior three-month period and typical home values rising nearly 6% as well. Active listings climbed sharply month over month, up more than 60%, and both homes sold and pending sales rose strongly, suggesting more buyers and sellers are engaging despite higher prices.

Viewed against the same period a year ago, the picture is more mixed. Typical home values are only slightly higher year over year, while the median list price is up about 9%, pointing to stronger seller pricing. At the same time, homes sold and new listings are both down around 12% from last year, and pending sales are off more than 20%, so overall activity has cooled compared with 2025.

Market balance has shifted notably over the past year, with months of supply rising from around 1.1 in mid-2025 to 2.4 in the latest rolling period, yet conditions still favor sellers. Homes now take a median of 19 days to go under contract, more than triple the pace of a year ago, but more than 80% still go off the market within two weeks and about 63% sell above list with an average sale-to-list ratio just over 103%.
