Year-over-year, Lincoln’s rolling three-month data shows prices have eased while supply has expanded. The typical home value is down compared with a year ago, and the median list price has also fallen. At the same time, months of supply has more than doubled, signaling more options for buyers than in the recent past.

Looking at the latest three-month window ending in April 2026, inventory and new listing activity have both risen notably from last year. Active listings are up by about a third year over year, and new listings have climbed by a similar margin, giving buyers more homes to consider even as the market still leans toward sellers.

Sales activity tells a more mixed story. Homes sold over the rolling period are down compared to a year ago, yet pending sales have grown, suggesting some demand is still moving through the pipeline. Properties are spending a median of about a month on the market, and roughly one-third of recent sales closed above list price, with the average sale-to-list ratio just over 100%.
