Year over year, Valley’s rolling three-month data shows mixed price dynamics and a big shift in activity. Typical home values are down sharply from a year ago, falling around a quarter to about $428,856, even as the median list price has climbed roughly 13 percent. At the same time, homes sold are up more than 80 percent and new listings have surged by about 167 percent, signaling a busier market overall.

Looking at the latest rolling period ending in May 2026, inventory and supply have expanded meaningfully. Active listings are up more than 125 percent from a year ago and months of supply has jumped from a tight seller environment to about 5.5 months, much higher than Providence’s 2.9 months, pointing to more options for buyers. Homes are spending more time on the market, with median days on market rising to 28 days, and the share of properties selling above list price has dipped slightly even though about 43 percent still close above asking.

Despite softer pricing and longer marketing times, competition remains present, as the average sale-to-list ratio is just under 100 percent and nearly 60 percent of homes go off market within two weeks. Pending sales are up more than 200 percent year over year, suggesting many buyers are still committing quickly when they see the right fit.
