Inventory in Marion County has stayed relatively high, with 118 active listings in July and an elevated 11.1 months of supply, reinforcing its status as a buyer’s market compared with the state’s 4.8 months. Contract activity has slowed, as homes sold dropped to 9 for the month and pending sales fell about one-third from June, while new listings ticked up from the prior month.

Prices are showing mixed signals in response to this slower pace. The typical home value is up about 15 percent from a year ago, yet the median list price is down slightly year over year and only modestly higher than last month, suggesting sellers are adjusting expectations to meet buyers where they are.

Time on market has lengthened sharply, with the median days on market rising to 121, a big jump from both last month and last year, yet some properties still move quickly as about one in five go off the market within two weeks.
