Inventory in Horry County has continued to build, with nearly 10,000 active listings in May, up slightly from both last month and a year ago, while the market is still classified as a buyer's market with 6.4 months of supply. Contract activity is solid, as homes sold climbed more than 13 percent from April and over 11 percent year over year, even though new listings dipped modestly.

Pricing has softened in response to this higher inventory, with the typical home value down about 2 percent month over month and nearly 4 percent compared with last year. List prices are following a similar pattern, slipping around 4 percent since April and almost 2 percent year over year, which gives shoppers more room to compare options.

Time on market shows how conditions have shifted, as the median days on market fell from April but still sits more than 40 percent higher than a year ago, signaling buyers have more time to decide. Even with slower pacing, only about 7 percent of homes are selling above list and the average sale-to-list ratio hovers near 97 percent, while South Carolina overall shows slightly higher prices and leaner inventory with about 4.7 months of supply.
