Year over year, Sumter County home values have climbed, with the typical home value up about 9 percent and list prices nearly 7 percent higher. At the same time, fewer homes are hitting the market, as new listings and active inventory have both dipped compared with last year. Closings are also down more than 10 percent, signaling softer sales volume even as prices trend higher.

In April 2026, the typical home value sat around $263,000, while the median list price was about $283,000. Homes are taking longer to sell, with the median days on market stretching to 66 days, and only about 12 percent of sales closing above the asking price.

Supply conditions point to a mild seller’s advantage, with roughly three months of inventory in Sumter County versus about five months statewide in South Carolina. Pending sales, however, jumped sharply from the prior month and are up more than 20 percent year over year, suggesting buyer interest is still active even amid longer timelines. Overall inventory is slightly lower than a year ago, and the average sale-to-list ratio near 98 percent shows sellers are usually pricing close to what buyers ultimately pay.
