Year-over-year, Sumter County shows mixed price movement, with typical home values up modestly while median list prices are down sharply. Inventory has increased about 10 percent from last year, and months of supply is up more than 50 percent, signaling more options for shoppers than a year ago. Pending sales have jumped more than 16 percent over the same period, pointing to stronger demand even as conditions ease slightly for buyers.

In the latest July 2026 snapshot, the typical home value sits around the mid-$260,000s, down more than 6 percent from June, while the median list price has fallen nearly 8 percent month over month. Sales activity picked up, with homes sold rising about 11 percent from June and pending contracts also edging higher, even as the share of homes selling above list slipped to around 11 percent.

Properties are taking longer to sell than earlier this year, with median days on market stretching to 43 days, up from 35 days in June, and only about 22 percent going off market within two weeks. With 3.5 months of supply in Sumter County versus about 4.8 months statewide, local conditions lean more toward sellers than the broader South Carolina market, but buyers still have growing inventory to consider.
