Fayette County is currently tilted toward sellers, with the market gauge reading 44 and months of supply at 5.5, slightly above the Tennessee average of 5.1. Even with that seller-leaning indicator, conditions are not extreme, as inventory and prices show only modest shifts from recent months.

Home values are higher and growing faster than the state overall, with a typical home value of about $416,700, up roughly 9% year over year compared with less than 1% growth statewide. Median list price is also up around 2% from last year, while active listings have dipped nearly 10%, signaling fewer options for buyers than a year ago.

Sales activity shows a mixed picture, as homes sold in May are down about 13% year over year even though pending sales have risen more than 11% and new listings are up about 14%.
