Prices in this rolling three-month view look very different from a year ago. The median list price has dropped sharply, down about two-thirds year over year to roughly $74,000, showing sellers are pricing far below last year’s levels to attract the few active buyers. Listing activity has also fallen steeply, with active listings down nearly 80 percent and new listings down more than 60 percent compared with the same period last year.
