Year over year, prices in Grundy County have held roughly steady, with the typical home value essentially flat compared with last April. Listing prices, however, are down sharply from a year ago, suggesting sellers are adjusting expectations. At the same time, homes are taking much longer to sell than last year, with median days on market up dramatically and inventory measured in months of supply also much higher.

April’s numbers highlight just how much the market has shifted toward buyers. There were 100 active listings, up about one-third from a year earlier, while months of supply climbed to 12.9, far above Tennessee’s 5.3 months. New listings have surged more than 60 percent year over year, but homes sold are down by more than a quarter, indicating that demand has not kept pace with the increase in supply.

Short-term movements show some volatility, with the typical home value jumping nearly 50 percent from March and median list price also rising strongly month over month. Despite this, the average sale-to-list ratio sits under 100 percent at about 98 percent, and only around 14 percent of homes sold above list price in April, reinforcing the overall buyer’s market reading.
