Even with those shifts, homes still take a median of 40 days to sell, which is longer than a year ago but faster than earlier in 2026, suggesting buyers have more time yet well-priced homes are still moving.
Raleigh’s 3.9 months of supply indicates a tighter environment than the broader Memphis market, which sits at 5.3 months, and aligns with its classification as a seller’s market.
