Inventory in Raleigh has expanded in this rolling three-month view, with active listings up more than 20 percent year over year and months of supply more than doubling to 4.8. At the same time, new listings have risen nearly 20 percent from a year ago, while pending sales are only slightly higher, suggesting buyers have more options to consider.
Pricing is shifting in response to this added supply, as the median list price is down about 8 percent year over year even though the typical home value is roughly flat. Homes are taking longer to sell, with the median days on market jumping compared with last year and only about 17 percent of sales closing above list, and the average sale-to-list ratio has slipped to just over 95 percent.
Compared with the broader Memphis market, Raleigh’s typical home value sits lower than the citywide median sale price, and local inventory has grown faster over the past year. Conditions still lean toward sellers based on the market gauge, but rising supply and slower sales velocity give buyers more room to negotiate.
