Inventory and contract activity in Raleigh have been expanding in this rolling three-month window. Active listings are up sharply year over year, rising about 42 percent to 297, while new listings have climbed nearly 49 percent and pending sales are up about 37 percent, signaling more homes entering the pipeline and more buyers writing offers.
Pricing has softened as supply has grown. The typical home value is down more than 12 percent compared with a year ago, and the median list price is also lower year over year even though it has ticked up modestly in recent months, with homes now averaging about $97.70 per square foot and an average sale-to-list ratio just under 96 percent.
Market pace reflects this shift toward looser conditions, with months of supply up to 4.8 and median days on market stretching to 40, far higher than a year ago, even as about 22 percent of homes still go off market within two weeks and nearly 19 percent sell above list. Conditions are somewhat cooler than the broader Memphis market, which has a higher median sale price and slightly more inventory relative to sales, so both pricing and timing expectations matter.
