Tullahoma’s rolling three-month data through May 2026 shows home values moving higher compared with a year ago, with the typical home value up about 16 percent. At the same time, median list prices are down sharply year over year, suggesting sellers are pricing more cautiously even as values rise.

Inventory has expanded notably, with active listings up around 26 percent from a year earlier and months of supply near 5.1, a level that is lower than last year but still offers buyers more options than in the past. Homes are taking longer to sell than a year ago, with the median days on market now at 74, pointing to a slower pace even as more properties change hands.

Sales activity looks stronger in this rolling three-month view, as homes sold are up roughly 39 percent year over year and new listings have climbed about 46 percent, bringing more movement to the market.
