Columbia’s rolling three-month data through May 2026 shows prices easing compared with a year earlier while activity has picked up. The typical home value is down a bit year over year, and the median list price has also slipped. At the same time, homes sold over this period increased more than 16 percent from last year, signaling stronger buyer activity.
