September’s finalized data reported the typical value of a home in the city to be $397,450—up 10.4% over the previous 12 months. For comparison, county-level data pegged home values at $482,000 in Parker County for the most recent reporting period. That number is expected to float around $483,030 in October.

Aledo had 12 new listings and 6 listings that went under contract in September, decreasing the area’s total available inventory to 44—down 10.2% from the previous month. Inventory is projected to have further decreased in October.

Of those 44 active listings, 54.55% reduced their price in the month of September. The median listing price for homes in Aledo fell 10.57% from August to September, bringing the current median listing price to $536,500. Based on projected data for October, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
