Year over year, Pasadena’s rolling three-month home values have edged up only slightly, indicating relatively stable prices. The typical home value is almost unchanged compared with a year ago, while the median list price has risen modestly. At the same time, the number of homes sold over the rolling period is up strongly from last year, pointing to healthier closing activity.

Pending sales over the rolling period are up sharply year over year, suggesting steady buyer interest even as sellers adjust expectations.
