February’s finalized data reported the typical value of a home in the city to be $270,000—down 6.3% over the previous 12 months. For comparison, county-level data pegged home values at $349,990 in Chambers County for the most recent reporting period. That number is expected to float around $361,990 in March.

Seabrook had 25 new listings and 13 listings that went under contract in February, increasing the area’s total available inventory to 83—up 3.75% from the previous month. Inventory is projected to have further increased in March.

Of those 83 active listings, 26.51% reduced their price in the month of February. The median listing price for homes in Seabrook grew 6.88% from January to February, bringing the current median listing price to $435,000. Based on projected data for March, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year.
