Comanche County is currently classified as a buyer’s market, with inventory levels well above what is seen across Texas. Active listings rose about 13% over the past year to 111 homes, while months of supply stands at 10.4 compared with 5.8 months statewide. Even with more choices available, the number of homes sold in July fell sharply year over year, down about 41%, indicating slower closed activity.
Pricing has been more resilient than sales volume. The typical home value is around $262,000, up nearly 7% from a year ago, and the median list price has climbed more than 26% year over year, suggesting sellers are still testing higher price points. However, buyers are negotiating: the average sale-to-list ratio has edged down to about 94%, and only about 11% of homes are selling above list price.
Homes are generally taking much longer to sell, with the median days on market stretching to 158 days, far above last year, even though months of supply has eased slightly over the past month. At the same time, contract activity shows some momentum, as pending sales are up roughly 49% from a year ago, hinting that more deals are moving toward closing despite the slower pace.
