Inventory in Comanche County is building, with 110 active listings in September and a months-of-supply level of 9.5, well above the Texas average of 5.7 months. New listings rose more than 24 percent from a year ago, while homes sold fell nearly 49 percent over the same period. Pending sales, however, are up about 33 percent year over year, indicating some buyers are still moving forward even as closed sales slow.
Prices are adjusting to this slower pace. The typical home value is up about 33 percent from last year, yet the median list price has dropped nearly 45 percent year over year, and about 31 percent just since August. Sellers are also accepting deeper discounts, with the average sale-to-list ratio slipping to around 94 percent and only about 11 percent of homes closing above asking.
Homes are taking longer to sell than they did a year ago, with the median days on market up to 77 days, roughly 10 percent higher annually, even though that figure nudged slightly lower from August. Compared with the broader Texas market, Comanche County looks more favorable to buyers, given higher inventory, slower sales, and more room for negotiation.
