Contract activity is holding steadier, as pending sales are up slightly year over year and 28% of homes go off market within two weeks.

Pricing has shifted downward from last year even as the broader Fort Worth market has held almost flat. The typical home value in North Side is down about 15% year over year, while Fort Worth overall is roughly unchanged over the same rolling period.
