Hill County’s housing market has seen modest price growth over the past year, with the typical home value up a bit more than 3 percent year over year to about $281,000, while the Texas median sale price has been roughly flat. Activity has shifted as well, with homes sold rising more than 30 percent from a year ago even as active listings are down nearly 14 percent.

In the latest June snapshot, buyers are seeing a median list price around $247,000, noticeably below both the local typical home value and the statewide median of about $348,000. Supply sits near five months, close to the 5.4 months statewide, signaling a neutral market where neither side has a clear upper hand.

Conditions on the ground show mixed signals for pace and urgency: homes are taking a median of 80 days to go under contract and only about 16 percent leave the market within two weeks, yet the share selling above list has inched up from last year and the average sale-to-list ratio is just over 95 percent.
