Year-over-year, Hood County’s typical home value has climbed at a solid pace, rising more than 16 percent while the Texas statewide median barely moved. Homes are taking much longer to sell than a year ago, with median days on market up sharply, yet months of supply has eased to about 5.2 months, signaling conditions that sit close to a neutral balance.

In the latest May snapshot, prices and activity both picked up, with the typical home value jumping about 11 percent from April and the median list price edging higher. Sales volume responded as well, as homes sold increased by over 30 percent month over month and pending sales also moved up, indicating buyers are active at current price levels.

Inventory has grown modestly from April, with just under 950 active listings and slightly more new listings, even though new listing counts trail last year’s levels. Only about one in ten homes sold above list price and the average sale-to-list ratio sits just under 98 percent, suggesting buyers still have room to negotiate while sellers who price correctly can secure solid offers.
