Active listings are down about one-third from a year ago, with 30 homes for sale in May and only 5 new listings, also well below last year. Contract activity is softer than a year ago, as homes sold have dropped nearly 70 percent and pending sales are down, even after a recent month-to-month jump.

The typical home value in May was about $100,700, which is up roughly 37 percent compared with a year earlier, even though it slipped more than 11 percent from April. Homes are taking time to move, with a median of 49 days on the market in May, and none of the recent sales closing above list price.
