Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Swisher County is seeing inventory tighten even as homes linger on the market. Active listings are down about one-third from a year ago, with 30 homes for sale in May and only 5 new listings, also well below last year. Contract activity is softer than a year ago, as homes sold have dropped nearly 70 percent and pending sales are down, even after a recent month-to-month jump.

Prices are adjusting to this slower flow of sales. The typical home value in May was about $100,700, which is up roughly 37 percent compared with a year earlier, even though it slipped more than 11 percent from April. Homes are taking time to move, with a median of 49 days on the market in May, and none of the recent sales closing above list price.

Supply levels highlight how different Swisher County is from the broader Texas market. Months of supply has climbed to 13.6 locally, far above the statewide figure of 5.3 months, signaling ample options for buyers and more negotiating room. With area prices far below the Texas median of around $343,800, value-seeking buyers may find opportunities, while sellers need to position their homes carefully in a neutral market. Buyers and sellers can both benefit from Agent Pronto’s help in finding an agent who understands these conditions and how to navigate them.

Learn more about what Swisher County has to offer.

Swisher County offers its residents a close-knit community, strong schools, thriving agricultural opportunities, and a welcoming, small-town lifestyle with plenty of outdoor and cultural activities.

Swisher County stands apart from nearby High Plains communities with its strong agricultural roots paired with a tight, small‑town network built around Tulia and Kress. Life here moves at a measured pace, yet residents enjoy quick connections to Amarillo and Lubbock for additional jobs, shopping, and entertainment. The result is a county that feels deeply local while still linked to larger regional hubs.

Daily life often centers on schools, churches, and Friday night lights. Tulia ISD and Kress ISD anchor youth activities, with resources highlighted through the Tulia ISD and Kress ISD sites. Families appreciate open skies and accessible outdoor space at Mackenzie Park, part of the broader Caprock region, and community gatherings at the Tulia Chamber of Commerce events. Local history is preserved at the Swisher County Archives & Museum, a point of pride for long‑time residents.

For buyers, understanding property types from in‑town homes to farm and ranch land is key, as is watching interest rates and seasonal inventory. Sellers benefit from pricing that reflects both recent sales and land use potential. Whether you are moving within Swisher County, relocating for work, or preparing to sell a long‑held family property, connecting early with a knowledgeable local agent can make the timing and preparation smoother. Agent Pronto helps both buyers and sellers find the right real estate professional to navigate that process.

“Ann Weaver went far beyond our expectations. After recent previous experiences with other agents I was beginning to believe someone as great as her was only a fantasy. Seriously. My wife and I were so happy to have found her from the beginning to the end of our time with her. It was amazing seeing how resourceful and aggressive she was for us. She made it look easy.”

“The home-buying process seemed so intimidating, but once we started working with Aundrea Hartzog, all our worries disappeared. The time, attention to detail, and dedication she showed throughout the entire process were incredible. She made everything so easy, and whenever we had questions, she responded quickly and with exceptional knowledge. We could not have asked for a better realtor and would recommend her time and time again to anyone looking to buy or sell a home. The friendly and calming demeanor she brought to every step of the process was a tremendous help to my wife and me. She left no stone unturned, taking the time to explain everything in a way that we could truly understand. That level of commitment, communication, and professionalism cannot be overstated. Aundrea went above and beyond for us, and we could not be happier with how everything turned out.”

“The entire process went so smoothly. We first had a meeting because we needed to see where we stood in the market and what we needed to get done before listing. It took us a while to get to the listing point but we had regular check ins ready to answer any of our questions. The house was not even on the market a full week before we had accepted an offer. We could not have asked for a better sales team. Everything went absolutely perfectly! 100% recommend to anyone ready to sell or purchase.”

“We had one day to come into town to find a home. Kim lined up all the homesthat matched our requirement prior to our visit to go through and narrow down. The day of the trip, Kim had all the house appointments lined up and within 4 hours we had found our home. We would highly recommend Kim and if we ever need to sell or buy again in the Houston area we will use here again.”

“From beginning to end Julie was amazing and exceeded our expectations. We were moving to Texas from Virginia so her local and state knowledge was invaluable. She presented a good variety of homes that fit our needs in the areas we were interested in and when we chose one she was on top of everything particularly keeping the momentum going with a less responsive seller/seller agent and enabling us to close in a timely manner and at a good price for the area we chose. We would highly recommend Julie to anyone who wants a smooth home buying/selling experience, she is the best we have experienced and we have bought and sold a few houses over the years. Thank you Julie, we love our new home.”

“Leslie Crittenden went above and beyond to make sure our house sold quickly and for a great price. She staged our empty home with decorator items so the buyers could see how it might look if lived in. Everything she brought was bright and cheery and homey. Her marketing photos and video were exceptional. She walked us through how to fill out all the paperwork, giving advice where needed. She always kept us informed as we went through the process. She advised us on negotiations and fought for a higher appraisal. She “went to bat” for us! She was very compassionate as we emotionally let go of the house we had lived in for 38 years. We were very pleased with her professionalism and extensive knowledge of the selling process. We always felt comfortable with Leslie. She is funny and outgoing, a great listener, encouraging, generous, and kind. It was a pleasure working with her! We would give Leslie the highest recommendation possible.”
