Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026 - Jul 2026).

Inventory in Northwest Tyler has inched up over the past year, with about 308 active listings in this rolling three-month window, a slight increase from last year. Even with more homes available, contract flow is mixed, as homes sold are up more than 11 percent year over year while pending sales have dropped sharply, down about 23 percent. Properties are also taking longer to move, with the median days on market climbing to 57 days, more than 50 percent higher than a year ago.

Pricing is adjusting to these shifting conditions. The typical home value over the latest rolling three months is down more than 8 percent year over year, and the median list price has edged slightly lower compared with last year. Only about 9 percent of homes are selling above list, far below the peaks seen in 2023 when nearly a quarter of sales closed over asking, and the average sale-to-list ratio is holding just under 100 percent.

Conditions are also a bit different from the wider Tyler market, where prices are higher overall and months of supply is closer to 5.2 compared with 6.6 months in Northwest Tyler. Local sellers are facing a slower pace and more inventory while buyers are seeing more options and more room to negotiate. Whether you are trying to stand out as a seller or secure the right opportunity as a buyer, Agent Pronto can connect you with a Northwest Tyler agent who understands these trends and can guide you through the process.
