The typical home value in Smith County is projected to be $317,530 for the month of November. October’s finalized data reported the typical value of a home in the county to be $325,000—down 4.41% over the previous 12 months. For comparison, state-level data pegged home values at $342,600 in Texas for the most recent reporting period. That number is expected to float around $344,400 in November.

Smith County had 337 new listings and 251 listings that went under contract in October, decreasing the area’s total available inventory to 1,413—down 0.98% from the previous month. Inventory is projected to have further decreased in November.

Of those 1,413 active listings, 28.8% reduced their price in the month of October. The median listing price for homes in Smith County fell 4.64% from September to October, bringing the current median listing price to $329,000. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2025, the median time for a listed property to go pending was 77 days, compared to 74 days in October 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this November.
