Southwest Tyler’s rolling three-month snapshot through July 2026 shows softening prices and activity, with typical home values edging down slightly from the prior period while median list prices dropped more sharply. Compared with a year ago, both sale and list prices are down more than 12 percent, signaling a meaningful reset from 2025 levels.

Inventory and sales activity have also cooled. Active listings have fallen about 11 percent year over year, while homes sold are down nearly 27 percent and new listings are off about 23 percent. Pending sales have pulled back even more, dropping about 42 percent from a year earlier, reflecting more cautious buyer demand.

Conditions are shifting toward better balance between buyers and sellers even though the area is still labeled a seller’s market. Months of supply has climbed to just over five, up sharply from late 2025 and roughly in line with the broader Tyler market, and the share of homes selling above list price has shrunk to about 4 percent from much higher levels a couple of years ago. Despite that, homes are still commanding close to asking price with an average sale-to-list ratio near 100 percent.
