Tyler currently leans toward sellers according to the market gauge, yet conditions are not strongly one-sided. A months-of-supply level near 5.8 points to more balance than in past years, when inventory was much tighter. Longer marketing times and moderating prices are giving buyers a bit more room to negotiate.
Looking at this rolling three-month view through September 2026, typical home values are down compared with a year ago, with the median sale price slipping about 7 percent and the median list price falling roughly 5 percent. At the same time, inventory is slightly higher than last year, and months of supply has surged more than 100 percent year over year, reflecting a meaningful shift from the lean conditions seen in 2023. Sales activity has cooled, with homes sold dropping about 15 percent and pending sales falling more than 20 percent from a year earlier, which further eases pressure on buyers.
Homes are also taking longer to sell, with the median days on market up from last year and only about 16 percent of properties going under contract within two weeks. The share of homes selling above list price is now in the single digits, a sharp contrast to the much higher shares seen in 2023.
