April’s finalized data reported the typical value of a home in the county to be $311,500—up 4.55% over the previous 12 months. For comparison, state-level data pegged home values at $348,400 in Texas for the most recent reporting period. That number is expected to float around $348,500 in May.

Van Zandt County had 90 new listings and 72 listings that went under contract in April, increasing the area’s total available inventory to 322—up 2.22% from the previous month. Inventory is projected to have further increased in May.

Of those 322 active listings, 33.85% reduced their price in the month of April. The median listing price for homes in Van Zandt County fell 0.4% from March to April, bringing the current median listing price to $373,500. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 81 days, compared to 100 days in April 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this May.
