Year-over-year, Box Elder County’s typical home value is down a bit, even as Utah as a whole has inched higher. The median sale price here is about 10 percent lower than a year ago, while Utah’s is slightly up. At the same time, local inventory has slipped a few percent from last year, compared with a modest increase in active listings statewide.

In the latest May 2026 snapshot, conditions look balanced, with a neutral market gauge and about 4.3 months of supply. Homes are taking a median of 44 days to sell, which is faster than earlier in the year and signals that well-priced properties are still finding buyers.

Recent monthly shifts show a mixed picture for activity and pricing. Homes sold in May rose nearly 14 percent from April, and pending sales were also up solidly, even though both measures remain below last year’s levels. Sellers are seeing a higher share of homes go above list, with about 18 percent selling over asking and an average sale-to-list ratio very close to 100 percent. Meanwhile, the median list price has climbed both month over month and year over year, even as closed-sale prices trend lower than last spring.
