Inventory in Morgan County stayed relatively elevated in May, with 58 active listings and a modest uptick from last year, while new listings dropped sharply from both last month and a year ago. At the same time, contract activity picked up, as pending sales jumped more than 50 percent from April and over 20 percent year over year, even though only three homes actually closed in May.

Pricing shows mixed signals, with the typical home value around $743,000, up strongly from April but slightly below last year. Sellers are adjusting expectations as the median list price has fallen more than a quarter month over month and by about a third compared with a year ago, yet the average sale-to-list ratio has edged just above 99 percent and roughly a third of sales are still closing above list.

Time on market has shortened dramatically, dropping to a median of only eight days in May, down steeply from more than 50 days a few months ago even as months of supply has expanded to 16, versus Utah’s 4.7 months overall. Despite that higher local supply, Morgan County still registers as a seller’s market, suggesting well-priced homes can move quickly while buyers have more options to weigh.
