Year over year, Salt Lake County home values in September edged up slightly, while sales activity cooled. Typical home value rose less than 1 percent from a year ago, but homes sold fell nearly 12 percent and pending sales dropped a similar amount. Inventory moved in the opposite direction, with active listings up about 13 percent and months of supply more than doubling to 4.5 months, pointing to a less heated environment than last year.
Looking at the latest month, supply is building while buyer activity softens. Active listings climbed over 3 percent from August even as new listings dipped, and months of supply ticked higher, signaling more options for shoppers and less urgency than in the spring. Homes are taking a median of 46 days to sell, only slightly faster than last year, yet the share selling above list price has nudged higher and the average sale-to-list ratio is close to 99 percent, suggesting many sellers still achieve prices near their asking.
Conditions in Salt Lake County are now close to neutral, sitting between a buyer’s and a seller’s market and a bit tighter than Utah overall, which shows a higher 5.4 months of supply. The county’s median sale price also runs ahead of the statewide figure, highlighting its relatively strong pricing despite slower sales.
