Year-over-year trends in Salt Lake County show mostly modest shifts. Typical home values in July dipped less than one percent from last year, landing just above the broader Utah median. Inventory expanded, with active listings up nearly five percent compared with a year ago, giving buyers more options without dramatically changing prices.

Looking at the latest monthly snapshot, conditions are tilting toward a more balanced pace. Months of supply climbed to 3.7, up sharply from both last month and last year, while homes are taking longer to sell, with median days on market up more than 18 percent year over year.

Recent activity has cooled from early summer peaks. Homes sold in July were down more than 12 percent from June, and pending sales dropped over 16 percent month over month, hinting that some buyers are pausing or taking longer to decide. At the same time, new listings fell from the prior month but are still running about six percent higher than last year, and only about 19 percent of sales closed above list price.
