Year over year, prices in Salt Lake County have inched up, with the typical home value nearly flat compared to last May while the broader state saw slightly stronger gains. Inventory has expanded about 5 percent from a year ago, and months of supply is up more than 20 percent, easing some of the tightness buyers faced previously. Homes are taking much longer to sell than they did a year ago, reflected in a sharp jump in median days on market.

In the latest May 2026 snapshot, the typical home value sits around $568,000 and the median list price is about $584,000, showing modest month-over-month price movement. Active listings climbed over 8 percent from April to nearly 4,900, even as new listings dipped, and months of supply edged up to 3.1 months, still leaner than Utah overall at 4.7 months of supply.

Sales activity shows a mixed picture, with homes sold up more than 6 percent from April but slightly below last year, while pending sales are up both month over month and year over year. About 26 percent of homes are selling above list price and the average sale-to-list ratio is just under 100 percent, signaling that well-priced homes still draw solid interest. With median days on market now at 34, buyers may have more time to decide, yet sellers can still achieve strong prices.
