Inventory in West Bellevue has expanded, with 28 homes available in February 2026 and 29 new listings, even as new listings are down sharply from a year ago. At the same time, contract activity has slowed, with 17 pending sales and pending transactions falling nearly 47% year over year, pushing median days on market up to 95 days.

Pricing is reacting differently than the slower pace might suggest, as the typical home value has risen to about $2,850,000, up 3.64% from last year and 6.0% just since January. Median list prices are moving even faster, up more than 13% month over month to about $2,800,000, while none of the recent sales closed above list and the average sale-to-list ratio sits just under 98%.

Compared with the broader Bellevue market, where typical values are closer to $1,575,000, West Bellevue’s homes are significantly higher priced and still projected to climb to roughly $2,930,600 next month. Even with inventory expected to edge up to about 32 listings and a market gauge reading of 16 pointing to a seller’s market, buyers have more time and options than they did a year ago.
