Castle Rock’s rolling three-month snapshot through May 2026 shows a lean pool of homes for sale. Active listings are down more than 20% from a year ago, with just 15 properties on the market and only 6 homes sold in the period. New listings are slightly higher than a year earlier, yet contract activity has eased, as pending sales dropped about 16% year over year.

Pricing has been edging upward even as sales slow. The typical home value is almost unchanged from a year ago, but the median list price is up more than 5% year over year, suggesting sellers are still testing higher price points. At the same time, months of supply has tightened to 2.7 months compared with much higher levels seen last year, reinforcing Castle Rock’s current status as a seller’s market.

Buyer urgency has cooled notably compared with prior years. Homes now take a median of 102 days to sell in this rolling three-month window, and only about 17% of sales close above the list price, down from much higher shares seen in 2023 and 2024. With sale-to-list ratios still near 99%, pricing negotiations remain close, but both sides need to navigate slower pace and limited options.
