Inventory in Cowlitz County has expanded, with active listings up nearly 15% month over month and about 11% higher than a year ago. Even with more homes on the market, months of supply is at 2.9, slightly tighter than the statewide 3.2 months, reflecting a continued seller’s market.

Contract activity has picked up sharply, as pending sales surged more than 37% from April and are running over 38% higher than last year. Closed sales also rose more than 23% month over month, even though they remain down year over year, suggesting more recent contracts are still working their way to closing.

Homes are also moving more quickly, with median days on market dropping from 20 to 17 in a month and a larger share going under contract within two weeks, even as only about a quarter of sales close above list and the average sale-to-list ratio holds near 100%.
