New listings have pulled back nearly one-fifth from May and are roughly flat compared with last year, while pending sales are still up strongly year over year even after a sharp month-to-month dip.

Sellers are achieving an average sale-to-list ratio just under 100 percent and more than one in four sales are closing above list price, even as the median list price is down double digits year over year.
