Cabell County is seeing relatively lean supply, with 131 homes on the market and about 2.2 months of supply in March 2026. Buyer activity is steady, with 77 pending sales and 83 new listings, indicating homes are still moving despite tighter inventory. Compared with a year ago, inventory has dropped about 41 percent, even as new listings are flat year over year.
Pricing is responding to those conditions, with the typical home value up 10.28 percent from last year to about $174,250. The median list price has risen sharply month over month by 13.22 percent to roughly $185,000, while values across West Virginia as a whole sit higher at about $252,700. Sellers are still negotiating, as the average sale-to-list ratio is about 0.94 and only about 13 percent of homes are selling above list price, suggesting buyers retain some leverage on final terms.
Homes are taking longer to sell, sitting a median of 88 days on the market, which is up 60 percent from the previous month and more than 22 percent from a year ago. Looking ahead to April 2026, projections show the typical home value rising to about $178,875 and the median list price moving toward $195,800, with inventory easing only slightly to around 129 homes.
