Putnam County’s home values have dipped modestly over the past year, with the typical home value down about 7 percent year over year. At the same time, the number of homes sold has climbed nearly 19 percent compared with last July, even as new listings have fallen by about a quarter. Inventory has tightened sharply, with months of supply cut by almost half from a year ago, reinforcing a seller’s market backdrop.
In the latest July snapshot, the typical home value sits around $309,000, while the median list price is closer to $340,000 and up about 5 percent from last year. Homes are taking longer to sell than a year ago, with median days on market at 14 days and up significantly year over year, yet supply remains lean at 1.4 months compared with West Virginia’s 3.7 months of inventory.
Buyer and seller behavior is shifting as only about 16 percent of homes are now selling above list price, and the average sale-to-list ratio has eased to just under 98 percent. Active listings have declined nearly 16 percent from last July, which can limit choices for buyers even as fewer homes attract bidding wars.
