Hampshire County’s home values have inched up over the past year, with the typical home value rising about 3 percent year over year in August 2026. By comparison, the statewide median sale price in West Virginia grew less than 1 percent over the same period, so local prices have climbed a bit faster than the state overall. At the same time, active listings in the county dropped nearly 14 percent from last year, tightening available inventory.
Looking at the latest monthly snapshot, the typical home value reached about $264,000 in August while the median list price was roughly $276,000, slightly lower than a year ago. Homes sold picked up sharply, jumping more than 55 percent from last August, even as new listings fell nearly 23 percent year over year.
Conditions still sit in neutral territory, with about three months of supply compared with 3.8 months statewide, but buyers are seeing more room to negotiate as only about 4 percent of sales closed above list price and the average sale-to-list ratio hovered just under 97 percent. Homes are also taking longer to sell, with median days on market up to 78 days, a sizable increase from last year.
