Inventory in Frederick County has been building, with active listings up slightly from last month and higher than a year ago. New listings, however, have dropped both month over month and year over year, which may limit fresh options for buyers. At the same time, pending sales are down more than 17% since April and about 24% below last year, pointing to slower contract activity even as homes sold jumped more than 30% month over month.

Pricing is adjusting to this mixed demand. The typical home value is slightly above $420,000, edging up since April but sitting more than 6% below last year, a different direction than Virginia overall where prices have risen year over year. Sellers are still achieving nearly full asking price, with the average sale-to-list ratio just under 100% and almost one in four homes closing above list.

Conditions show a mild seller’s edge, with about three months of supply, up more than 50% from last year but still tighter than a fully balanced market. Homes are spending a median of 42 days on the market, roughly half the time seen earlier in the year, and nearly 45% go off the market within two weeks, signaling faster movement for well-priced properties.
