The typical home value in Marion County is projected to be $203,750 for the month of January. December’s finalized data reported the typical value of a home in the county to be $202,500—up 14.08% over the previous 12 months. For comparison, state-level data pegged home values at $241,900 in West Virginia for the most recent reporting period. That number is expected to float around $236,550 in January.

Marion County had 39 new listings and 37 listings that went under contract in December, decreasing the area’s total available inventory to 124—down 16.78% from the previous month. Inventory is projected to have further decreased in January.

Of those 124 active listings, 12.9% reduced their price in the month of December. The median listing price for homes in Marion County fell 0.69% from November to December, bringing the current median listing price to $216,000. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In December 2025, the median time for a listed property to go pending was 77 days, compared to 80 days in December 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this January.
