At the same time, inventory has fallen 23.81 percent from last year, and both new listings and pending sales are down 75.0 percent, underscoring how much activity has slowed.
In February 2026, buyers saw a typical home value of about $66,800 and a median list price of $247,000, with homes spending a median of 78 days on the market. Conditions leaned strongly toward buyers, reflected in a market gauge of 96, an average sale-to-list ratio of about 0.96, and no homes selling above list price while months of supply sat at 3.7 with 48 active listings and just 4 new ones.
Looking ahead to March 2026, projections show typical values shifting to about $20,200 while the median list price edges up to roughly $287,250 and inventory dips slightly to 44 homes.
