Home prices in Clark County have moved lower over the past year, with the typical home value down by double digits year over year. The median list price, however, is up strongly from a year ago, indicating sellers are still testing higher price points. Compared with the broader Wisconsin market, Clark County’s typical home value sits well below the statewide median, highlighting a more affordable price range.

July’s data shows 25 homes sold, a modest increase from the prior month even as new listings fell sharply. Inventory tightened to just over three months of supply, dropping significantly from both last month and last year, while active listings declined nearly one-fifth year over year.

Homes are taking much longer to sell than a year ago, with the median days on market now approaching three months despite a recent plateau month over month. At the same time, a growing share of homes is selling above list price and the average sale-to-list ratio is near 100 percent, suggesting well-priced homes are still attracting solid offers. With fewer new listings coming on and buyer activity still present, conditions lean toward a buyer’s market but with pockets of strong demand.
