Year over year, Clark County’s typical home value in May rose by about 16 percent, outpacing the statewide gain of around 6 percent. Listing prices were up more modestly, increasing roughly 6 percent from last May. At the same time, the share of homes selling above list edged slightly higher compared with a year ago.

In the latest monthly snapshot, prices and activity have shifted quickly. The typical home value climbed nearly 26 percent from April to May, while the median list price dipped about 5 percent, suggesting sellers may be adjusting to attract buyers. Closed sales jumped 60 percent month over month and new listings rose over 40 percent, even though both measures are still down compared with last year.

Homes are taking longer to sell than they did a year ago, with the median days on market up sharply year over year to 67 days, yet that’s a notable improvement from April as properties are moving faster month to month. Inventory has eased from earlier this spring, with months of supply dropping from 5.4 in April to 3.7 in May, although it remains higher than last year and above the statewide 2.9 months.
