Year-over-year trends in Clark County show softer prices but more overall activity. The typical home value in June 2026 was down nearly 19 percent from a year earlier, while the median list price rose about 14 percent, suggesting sellers are testing higher asking prices. New listings climbed roughly 31 percent over the year, giving buyers more options than before.
Looking at the latest monthly snapshot, inventory and supply are both higher than they were a year ago. Active listings in June reached 116, and months of supply rose to 4.3, noticeably above Wisconsin’s 2.9 months, which points to more breathing room for local buyers compared with the broader state market.
Conditions on the ground still show a mixed picture of demand. Pending sales jumped about 45 percent from May to June, even though closed sales held roughly flat year over year and the typical home now spends around 78 days on the market. Only about 19 percent of homes sold above list price in June, and the average sale-to-list ratio slipped to just under 98 percent, indicating buyers have gained some negotiation power.
