Year-over-year trends in Clark County show softer prices but more overall activity. The typical home value in June 2026 was down nearly 19 percent from a year earlier, while the median list price rose about 14 percent, suggesting sellers are testing higher asking prices. New listings climbed roughly 31 percent over the year, giving buyers more options than before.
Looking at the latest monthly snapshot, inventory and supply are both higher than they were a year ago.
