Inventory in Florence County edged higher in September, with active listings up more than a third from a year ago and 11 percent from August. New listings more than doubled year over year even though they pulled back from the prior month, while pending sales and closed sales were roughly flat compared with last year. With just four homes sold and six pending, the flow of contracts is steady but modest, reflecting a small, neutral market.
Pricing has moved in a more volatile way than activity levels. The typical home value is up more than 150 percent year over year, even as it dropped about 8 percent compared with August, and the median list price is still running nearly 19 percent above last year despite a sharp monthly decline. Sellers are often achieving strong outcomes, with about 75 percent of recent sales closing above list price and an average sale-to-list ratio just over 100 percent.

Homes are spending a median of 59 days on the market, which is significantly faster than a year ago, yet months of supply has risen to 6.4, well above the 3 months reported statewide in Wisconsin.
