Homes are taking longer to sell, with the median days on market reaching 52, more than doubling compared to a year ago. Contract activity shows mixed signals, as homes sold dropped nearly 30 percent from the prior month while pending sales jumped 40 percent. New listings fell from June, yet are still up compared to last year, suggesting sellers are gradually returning even as closings slow.

The typical home value climbed more than 23 percent year over year to around $384,000, outpacing the statewide median of about $357,000, but the median list price has slipped slightly from last year and a smaller share of homes is selling above list. The average sale-to-list ratio is just under 99 percent, indicating sellers still receive close to asking prices despite longer marketing times.
