Inventory in Iowa County has tightened slightly, with 92 active listings in June, down a bit from last month and from a year ago. Homes sold picked up noticeably, with 27 closings in June, rising strongly month over month and more than 50 percent higher than last year. New listing activity held fairly steady at 30 properties, while pending sales dipped to 21, hinting that some of the recent surge in closings may cool.

Homes are moving at a deliberate but improving pace, with a median of 52 days on market, only slightly slower than May yet much faster than this time last year. Months of supply has fallen to 2.5, signaling a tilt toward sellers that is a bit tighter than the statewide Wisconsin figure of 2.9 months.

Pricing is mixed, with the median sale price around $262,000, down sharply from May and lower than a year ago, yet the median list price has climbed to about $425,000 and is running far above last year. Sellers are still seeing strength at the negotiation table, as the average sale-to-list ratio is just under 101 percent and more than 40 percent of homes are closing above asking, up notably year over year.
