Washburn County is seeing relatively lean inventory, with 48 homes on the market and about 5.3 months of supply. New listings are limited at 13 for the month, while 14 homes went under contract, indicating steady but not brisk activity. Compared with last year, both inventory and new listings have fallen sharply, with inventory down about 36 percent and new listings down 48 percent.
Pricing is adjusting to these conditions in different ways. The typical home value is about $185,000 in Washburn County, well below the Wisconsin average of roughly $322,700, and has dropped 26 percent over the past year.
List prices, however, are moving higher even as values trend lower, with the median list price around $369,000 and up more than 60 percent month over month. Homes are spending less time on the market than before, at a median of 76 days, down about 22 percent from last month and nearly 48 percent from a year ago, and only about 14.6 percent of listings have price drops.
