If you're selling — I price based on what's actually closing, not what your neighbor listed at in the spring. The first 10 days on the market decide your outcome; the rest is mostly cleanup. I'll give you the honest number even when it's lower than you want to hear, because the alternative is three months of price reductions that cost you more than the honest number would have.
If you're buying — I will talk you out of houses. Inspection problems, resale problems, a neighborhood that doesn't match what you told me you wanted. My job is getting you the right house, not the next house.

Damian was helpful and assertive throughout the process of purchasing our property in Butte. Overall, the transaction itself went fairly well, and he worked hard to help get things taken care of and closed when needed. We appreciated his responsiveness during the purchasing process.
However, after moving forward with the property, we discovered several major issues that were extremely discouraging. The listing photos appeared outdated or cleaned up compared to the actual condition of the home. We found there was no hot water, half of the house had no power, and there was black mold present throughout much of the property. Naturally, this created a lot of stress and frustration for us.
Damian did reach out afterward to check in, which I appreciated. During that conversation, I used a slang term while trying to explain the situation and frustration we were experiencing. He became offended by the term and hung up on me. I called back to apologize because offending him was not my intenti

I can't say enough about Damian. He stayed on top of things, walked me through the process, broke things down to explain them to me, provided timelines for things to happen, met inspector and appraiser at the house since I was unable to be present and communicated from the initial offer through closing.
