Inventory in Park City is extremely limited in the latest rolling three-month view, with just one active listing and one new listing. Pending sales also sit at a single property, highlighting how few homes are moving through the market at any given time. Compared with a year ago, active listings are down sharply, dropping by nearly three-quarters while new listings are roughly flat.

Contract activity has cooled from last year, with pending sales down by about two-thirds on a year-over-year basis. Even with fewer deals happening, nearly all homes that do list are moving very quickly, as almost 99 percent of properties go off the market within two weeks. That rapid pace, combined with scarce inventory, supports Park City’s current designation as a strong seller’s market.

Pricing has pushed higher over the past year, with the median list price in the latest period more than doubling year over year, even though the month-to-month change has been relatively small. Looking back further, sale prices have generally trended up from around the mid-$300,000s in mid-2025 to the mid-$400,000s more recently, reflecting how values have adjusted as supply tightened.
