Year-over-year, Kansas home values are edging higher, with the typical home value up about 1.92 percent. At the same time, buyer activity has cooled, as pending sales are down roughly 25.26 percent and new listings have fallen about 24.74 percent from a year ago.
In February 2026, the typical home value reached about $286,900, while the median list price was around $305,100. Homes spent a median of 46 days on the market, inventory stood near 3,744 listings with about two months of supply, and roughly 13.76 percent of homes sold above list price with an average sale-to-list ratio close to 0.97.
Looking ahead to March 2026, typical home values are projected to rise to about $290,100 and the median list price is expected to move toward $312,850. Inventory is forecast to ease slightly to around 3,629 homes, aligning with the seller’s market gauge of 22 and signaling limited options for many buyers.
