North Kansas City’s rolling three-month snapshot shows a tight supply and steady contract activity. Active listings are holding at about the same level as last year, while new listings are only inching up. With just 1.1 months of supply, the area is firmly in seller’s market territory.
Homes are taking longer to sell than they did a year ago, even though the median days on market has edged down slightly in recent months to around 30 days. Contract flow is mixed, with homes sold and pending sales both down compared with last year, but up from the prior three-month period, suggesting demand is still present but more selective.
