Birmingham’s housing inventory is relatively limited, with 83 homes on the market and 36 new listings in February 2026. Stock has nudged higher, rising about 12 percent from the prior month, even as new listings are down 28 percent year over year. Contract activity has cooled, with just 19 pending sales and a steep 47 percent drop compared with last year, signaling slower buyer follow-through.
Pricing is adjusting to this shift in demand. The typical home value is about $671,250, nearly double Oakland County’s $338,000 level, and up more than 5 percent from a year ago even after a sharp month-to-month decline of about 17 percent. Sellers are still listing high, with a median list price of $1,120,000, and projections point to an even higher $1,367,500 next month, while the projected typical home value is expected to ease to around $600,625.
Time on market has stretched to 43 days, up more than 258 percent from a year earlier, and only about 9 percent of homes are selling above list price. Roughly 16 percent of listings have seen a price drop, and homes are closing at about 96 percent of their asking price, suggesting buyers have more room to negotiate even though the area is still labeled a seller’s market with 3.8 months of supply.
